Job Summary

Under the direction and supervision of the Director of Asset Management, this position will be responsible for real estate transactions, including but not limited to analyzing, and negotiating terms of lease agreements, lease amendments and renewals, monitoring critical dates, reconciling rent statements, auditing operating expense reconciliations and processing SNDAs and estoppel certificates. This position will play a key role in cross functional coordination and manage multiple projects simultaneously.

Essential Job Duties and Responsibilities

The essential functions in this job description are not all-inclusive of this position’s duties and responsibilities.  Reliable and dependable attendance is required.

  • Conduct lease analysis and negotiate lease terms for new leases and/or renewals
  • Conduct market research as needed to ensure rental rates and renewal terms are appropriate for the current market and location.  Prepare and send Letter of Intent (LOI) to landlord, or exercise renewal options as determined from review process. Negotiate with landlord to arrive at an agreement within the company’s financial parameters and strategic goals
  • Draft lease documents to prepare for landlord execution (Standard Lease, Amendments, Options, Commencement Date Agreements, etc.)
  • Working in unison with Legal to review, red-line and recommend revisions to landlord’s lease document(s)
  • Prepare business case for new locations and/or lease renewals and relevant materials to present to Real Estate committee for approval
  • Perform lease abstracting, maintain portfolio database, critical date reporting, lease notes, etc.
  • Maintain all lease documentation, landlord correspondence, change of ownership, certificates of insurance required
  • Review Landlord invoices (Rent, CAM Recs, Tax, Ins.) and collect proper supporting back-up documentation
  • Resolve any discrepancies and negotiate for maximum cost savings while also maintaining a positive tenant/landlord relationship
  • Process estoppels, SNDA’s and landlord notices for ownership and management changes as needed
  • Recover Tenant Improvement Allowance and Security Deposits
  • Resolve critical issues presented by the Facilities team by researching the lease and other relevant information
  • Works with property manager and Landlord for a resolution


  • Bachelor's Degree in a related field is preferred or equivalent education and experience
  • One (1) year of experience in Lease Administration/Asset Management
  • Knowledge of lease administration databases desired (Pro Lease)
  • Strong working knowledge of Microsoft Office suite
