Job Summary

The Director of Asset Management is responsible for the strategic management and administration of all existing and new real estate leases across the nation. Responsible for ensuring compliance with current lease agreements as well as internal leasing policies.

Essential Job Duties and Responsibilities

The essential functions in this job description are not all-inclusive of this position’s duties and responsibilities.
•Direct the responsibilities of the Manager of Lease Administration
•Develop systems to monitor and assess all lease administration functions, including lease expirations, opportunities to negotiate favorable terms and/or payments, allowances, estoppels, audits (CAM, taxes) etc.
•Ensure the company maintains a clear understanding of the owner's leasing and tenancy requirements for each individual property.
•Partner with the Real Estate team to continually manage all new and existing leases
•Manage the leasing guard rails for new restaurant openings, to ensure all lease requirements are met throughout the life of the leases
•Oversee and support the performance of due diligence for new and renewing leases, including gathering and maintaining market statistics and coordinating the work of internal and external partners
•Collaborate with all teams to strategically manage lease administration aspects of renovations and relocations
•Build and maintain positive working relationships with property owners and landlords


Reporting Structure

The Director of Asset Management reports to the Executive Vice President and Chief Development Offer and provides support and training to the Manager of Lease Administration.



Requirements:
Qualifications

•Four (4) college degree in a related field is preferred
•Five years of experience in the Lease Administration/Asset Management field, at least three in a leadership role for a fast-growing company (restaurant industry preferred)
•Three years' experience in negotiating leases and renewals is required.

•Strong strategic background with significant experience in leading the roll-out of programs and systems within an organization
•Strong financial acumen to enable the creation of monthly financial and productivity reporting
•A high level of independent thinking is required
•A solid level of competency in computer skills (Microsoft Office) is required
•Strong interpersonal communication (both written and verbal) skills
•First class relationship management skills
•Display integrity, respect and transparency in interactions with others
•Detail-oriented; strong organizational and time management skills; ability to balance multiple projects simultaneously and shift priorities seamlessly
•Takes ownership of assigned areas
•Bring a hands-on style and ability to prioritize and deliver results in a fast-moving company

Additional Physical Requirements

•Must be able to view company and vendor communications, hear and express ideas verbally, provide written responses on paper and through digital tools
•Must be able to remain in a stationary position and move independently within an office and restaurant environment
•Must be able to travel to and from work locations when requested/required
•Must be flexible and willing to work a varied schedule that could include nights, weekends and holidays as dictated by the needs of the business
